Retained Life Estate

A retained life estate gift allows you to donate your personal residence (including a vacation home) or farm but retain the right to use and enjoy the property for the rest of your life.

A life estate may be retained for one or more people or it may be retained for a term of years. All routine expenses (maintenance fees, property taxes, repairs, etc.) remain your responsibility. You receive estate tax benefits and income tax benefits in the year of the gift, which is when the property is irrevocably deeded to your local Sutter affiliate.
